Getting Started
Download Smart Property Check from the App Store, open the app, and choose any plan. Your 7-day free trial starts immediately — no credit card required. You can cancel anytime before the trial ends and you won't be charged.
If you don't cancel, your subscription automatically renews at the plan price you selected. You'll be charged through your Apple ID. You can cancel anytime in iOS Settings > Subscriptions and your access continues until the end of the billing period.
Currently, Smart Property Check is iOS only (iPhone and iPad). It's built natively with SwiftUI for the best possible performance. We're evaluating Android support for a future release — let us know if that's important to you.
Smart Property Check requires iOS 17.0 or later. It works on any iPhone or iPad running a supported version. For the best experience with Apple Pencil features, we recommend an iPad with Apple Pencil support.
Features & Capabilities
Record a walkthrough video of the property while narrating your findings. The AI analyzes the video frames to automatically detect visible issues like damage, wear, stains, cracks, and maintenance needs. It then combines those visual findings with your voice narration to produce a comprehensive inspection report. This is an industry-first feature — no other inspection app offers AI video analysis.
AI reports are designed to be a professional starting point that saves you hours of writing. The AI produces detailed, well-structured narratives based on your photos, video, and voice notes. However, you should always review and verify reports before sharing them with clients or tenants. AI can occasionally make errors, and you are responsible for the accuracy of any report you distribute.
Yes, fully. You can conduct complete inspections — take photos, record video, capture voice notes, and organize findings — with zero internet connection. This is essential for basements, parking garages, and rural properties. When you're back online, everything syncs automatically via iCloud. AI features (video analysis, report generation, voice transcription) require an internet connection.
Yes. The Starter plan includes up to 5 custom templates, while the Solo and Team plans include unlimited templates. You can create templates for different inspection types — move-in, move-out, routine, annual — with custom rooms, categories, and checklist items.
Custom branding (your company logo and name on PDF reports) is available on the Solo and Team plans. The Starter plan uses the default Smart Property Check branding.

Starter ($29/month) — Best for individual landlords with up to 10 properties and 15 inspections per month.
Solo ($89/month) — Best for professional inspectors and property managers. Unlimited everything, plus custom branding. At 50 units, that's just $1.78/unit/month.
Team ($199/month, coming v1.2) — For inspection companies with up to 6 team members who need shared access and admin controls.

Yes, you can upgrade or downgrade your plan at any time through your Apple ID subscription settings. Changes take effect at the start of your next billing period.
Go to iOS Settings > [your name] > Subscriptions > Smart Property Check > Cancel. Your access continues until the end of your current billing period. All your data remains accessible until then. Refund requests are handled directly through Apple.
Yes. Annual plans save you up to 16% compared to monthly billing:
All your inspection data is stored locally on your device and synced via Apple's iCloud (CloudKit). ByteThreads LLC does not operate any servers and does not have access to your inspection data. Your data is encrypted by Apple both in transit and at rest.
When you use AI features:
Voice transcription — Audio is sent to AssemblyAI and deleted immediately after processing. Report generation & video analysis — Inspection notes and video frames are sent to OpenAI (GPT-4). Your data is not used to train their models and is deleted within 30 days. Property addresses, tenant names, and personal information are never sent to AI services.
Yes to both. You can export any inspection as a PDF or JSON file at any time. You can also delete individual inspections or all your data from within the app. Deletions are immediate and permanent — we have no server backups of your data because we don't store it.
Your data remains on your device and in iCloud after cancellation. You can continue to access and export your past inspections. If you uninstall the app, local data is removed, but iCloud data persists until you manually delete it from iCloud settings.
Professional Use
Smart Property Check generates detailed, time-stamped reports with photo and video evidence, digital signatures, and legal disclaimers — all of which strengthen documentation for disputes. However, the app is not a substitute for professional inspection standards or legal advice. AI-generated content should always be reviewed for accuracy before distribution. You are responsible for any reports you sign and share.
Yes. While the app is designed with residential property inspections in mind (move-in, move-out, routine), the customizable templates and flexible inspection structure work for any type of property inspection — commercial, retail, office space, vacation rentals, and more.
The Team plan is planned for version 1.2. It will include shared properties, team member management, role-based permissions, and centralized billing for up to 6 team members. If you're interested, send us feedback — it helps us prioritize.
